condition surveys, repairs and planned maintenance
Fire escapes and external steel staircases need regular inspection and timely repair. We help managing agents, property managers, building owners and facilities teams understand their staircase condition and plan the right work.

what we do
-
Photographic condition surveys with prioritised findings
We inspect the staircase and associated steelwork, recording corrosion, damage, loose connections and other defects. Findings are photographed, prioritised by urgency and presented with clear recommendations.
-
Replacement treads, landings and balustrade
Worn or damaged components can often be replaced without renewing the entire staircase. We survey, detail, manufacture and install replacement steelwork to suit the existing structure and finish.
-
Local steel repairs, fixings and connections
Where deterioration is isolated, we repair or strengthen affected steelwork, replace failed fixings and renew connections. Work is planned around access, occupancy and the condition of adjoining materials.
-
Corrosion treatment and protective coatings
We remove loose coatings and surface corrosion, prepare the steelwork and apply a suitable protective coating system. Treatment is specified to suit the environment, condition and required service life.
-
Phased refurbishment of occupied buildings
Repairs can be planned in stages to keep buildings operational and maintain safe access. We coordinate sequencing, temporary controls and working areas with the managing agent or site team.
-
When repair is no longer economical
When repair is no longer practical or economical, we can survey, develop, manufacture and install a replacement staircase—coordinating removal, temporary access, delivery and installation as one scope.
clear scope
Every condition survey is structured to support a practical maintenance decision. You receive a photographic record of visible defects, prioritised findings and recommended next steps, with repair items separated from anything requiring specialist assessment.
Following completed work, we provide a photographic record and recommendations for future inspection or maintenance.
A Staircore condition survey covers the visible staircase and associated metalwork. It is not a fire-risk assessment or structural appraisal. Where either is required, we identify the need and coordinate with the appointed specialist or project team.
